Joseph Tracy

Jospeh Tracy, LEED AP O&M, is Chief Engineer for GNP Management Group, a division of GNP Realty Partners, at the Realtor® Building located at 430 N. Michigan Ave. in Chicago.

Mr. Tracy began his building operations career with Baird & Warner Inc. as an apprentice engineer in 2001. He steadily ascended the engineering ranks through his enthusiasm, hard work, and continuing education in sustainable operations. Mr. Tracy was promoted to Lead Engineer in 2003 and received Baird & Warner’s Engineer of the Year award that same year. He was promoted to Assistant Chief Engineer in 2006 and Chief Engineer in 2008.

Mr. Tracy is a LEED Green Associate, certified since June 2009 and also a LEED Accredited Professional with Operations & Maintenance specialty, certified since March 2010. Mr. Tracy is one of less than only 75 certified LEED AP O&Ms in the state of Illinois and one of  less than 900 certified nationally. Mr. Tracy served as the administrator of the LEED certification project at the Realtor® Building, which received a Gold Certification in early 2012.

Mr. Tracy’s experience and education help GNP create site specific sustainable operation and building commissioning plans. He oversees an energy audit that meets the requirements of the ASHRAE Level 1 walk-through assessment for all GNP properties, which enables GNP to implement low- and no-cost energy improvements, as well as plan for energy saving capital upgrades.
