Joseph Tracy, LEED AP O&M, is Chief Engineer for GNP Realty Partners. While overseeing all day-to-day engineering aspects for the REALTOR® Building on Chicago’s Michigan Ave., Joe supports GNP’s efforts to identify and implement low- and no-cost energy improvements for client properties and plan for energy-saving capital upgrades. Joe oversees energy audits that meet the ASHRAE Level 1 walk-through assessment requirements. The ASHRAE Level 1 audit helps create energy optimization and minimize building owner costs by understanding how the building performs relative to its peers, establishing a baseline for measuring improvements and determining the need and focus for further evaluation.
In 2010, Joe was certified as an Accredited Professional with Operations & Maintenance specialty. He served as the LEED certification project administrator at the REALTOR® Building, which received a Gold Certification in 2011. He is also a certified LEED Green Associate. Joe’s education and experience enable GNP to create site-specific sustainable operation and building commissioning plans.
Joe began his building operations career with property management firm Baird & Warner Inc. as an apprentice engineer in 2001. He received multiple promotions and recognizations before being promoted to Chief Engineer in 2008.
