Going beyond green certification provides ROI for our client

Adhering to “green” best practices produces industry recognition 

Under GNP’s building management, the Realtor® Building, located on North Michigan Ave. in Chicago, achieved LEED O&M (Building Operations and Maintenance) Gold status for existing buildings in 2011. We’ve successfully recertified every year since, aided by our chief engineer, a LEED Accredited Professional in Operations & Management. LEED is a globally recognized symbol of sustainability achievement and leadership for healthy, efficient, carbon and cost-saving green buildings.  

As part of a larger redevelopment of the Realtor® Building in 2021, GNP facilitated the addition of an 18,000 sq. ft. glass-enclosed conferencing center atop its 12-story building. Sustainable features include: 

  • State of the art building automation system, including HVAC controls to optimize energy efficiency and tenant comfort  
  • LED lighting throughout 
  • Daylight harvesting and lighting control system 
  • Vegetative roof to provide shade and reduce temperatures of the roof surface and surrounding air 
  • Highly reflective roofing materials 
  • Water-saving plumbing fixtures  

Our “green” strategic roadmap delivers value well beyond certification. We improve efficiency, lower carbon emissions, and create a healthier space for individuals who occupy the space. Specific measures include installing energy-efficient equipment, monitoring energy and water consumption, tracking waste and recycling rates, surveying tenants regarding transportation habits to and from the building and more. While we are proud of achieving green building certifications, our greatest satisfaction stems from providing clients with savings associated with high building performance and a return on investment.
